Interest only Mortgages
Interest only mortgage deals are becoming increasingly popular with first-time buyers looking to keep their monthly repayments down. First of all, you need to know how an interest only mortgage works It's easy to be led into the 'borrow more, pay less' promise of interest-only mortgages. Are these deals as good as they look? Is taking out an interest-only mortgage really the best way to cut your monthly payments? Or are you embarking on a dangerous short-term strategy with costly long-term consequences? With any mortgage, you have to pay back the original capital debt and you have to pay interest on that debt. With a repayment mortgage, you spread the repayment of the capital debt and the interest into even monthly payments over the course of the mortgage term. When you take out a 25-year mortgage, at the end of those 25 years, your mortgage is guaranteed to be paid off. When you take out an interest-only mortgage, you only pay back the interest on the mortgage every month. This looks good. However, there is a problem, the capital debt is still outstanding. In other words, you haven't actually paid back any of the amount you originally borrowed. An interest only mortgage is an option regarding the repayment of your mortgage loan. This means that your monthly payments will only cover the interest that you are paying on the loan. Because of this you are never paying off the original sum and when you reach the end of your mortgage term the amount that you will owe the mortgage lender will be unchanged. This sum of money will still be outstanding at the end of the mortgage period, so you will need to have made provisions to finance a lump sum payment for this entire amount. This could be achieved by the following examples:
1. Making regular payments into a savings or other investment every month.
2. Converting to a repayment mortgage during the term of the original interest only mortgage. This is suitable if currently your earnings are at a lower level but are expected to increase in the future as it keeps the monthly payments down at the beginning and then allows you to pay higher monthly repayments later on a repayment mortgage.
3. Attaining a lump sum from another source.
4. Selling the mortgaged property itself to be able to pay off the original loan taken out for it.

SHARED OWNERSHIP MORTGAGESSHARED OWNERSHIP MORTGAGES Shared ownership mortgages can also be called part rent or part buy. It can be difficult and time consuming trying to find the best in the UK market on your own.If you would like to own your own home, but cannot afford to buy on the open market, shared ownership could be for you. You will have sole occupancy rights and you do not have to share your home with anyone else. Purchasing a property with a housing association using a shared ownership mortgage is a popular method for first time buyers as getting on the property ladder becomes increasingly more difficult to achieve. The scheme allows buyers to purchase 25 to 50 percent of the property and the housing association will own the rest. Also, you would have to rent the other portion of the property from the housing association whilst paying your portion of the shared mortgage. One of the advantages of this scheme is that you only need purchase a reasonably small part of the property initially and you can increase your shares by purchasing additional shares from the housing association later on. The term for this additional purchase is known as ‘stair casing’. It makes it an enticing proposition for first time buyers with relatively low income compared to the average house prices. A distinct disadvantage is that you can lose part of the equity gains to the housing association as the properties value increases. There are three main facts to remember if you intend to enter into a shared ownership mortgages. You should make absolutely sure of the following;
Exploring Menorca by carExploring Menorca by renting a car Menorca is a great place for a holiday with loads to see and do. The best way to explore the island is to hire a car. Car hire Menorca will search the major suppliers to find you the best deal so you don’t have to. You can search and book online and only have to pay a small reservation fee.
Once you have your rental you can explore all the delights Menorca has to offer.
Menorca is the second largest of the Balearic Islands and lies off the south east cost of Spain. Menorca is still relatively un-spoilt and quite with the most popular resorts located along the south coast. There are many purpose built resorts and or 100 beaches on the island to investigate. There is only one mountain on the island which is called Mount Toro and stands 355 metres above sea level.
There is plenty of accommodation on the island which includes Villas, Apartments and Hotels. When you fly in you will land a Menorca airport which is about 8km from the capital Mahon. The only main road is the ME1 which goes from Mahon on the east coast to Ciudadela which is the former capital.
One of Menorca’s newest resorts is Cala Blanca which was built to accommodate the increasing demand for accommodation. This resort is around 50Km from the airport and will take around 35 to 45 minutes from the airport. The resort has a good pedestrianised shopping area with shops, supermarkets and restaurants.
Another popular resort is Cala Galdana which is on the central south coast around 35KM from the airport. Although this is a popular destination for package holiday companies, many are no longer regard the transfer to the resort as part of the package. This is why many people now opt to rent a car in Menorca rather than rely on public transport or a taxi. If you do opt for a taxi expect to pay around 40 euro. Once you are at this resort you will be in for a pleasant surprise as this place is considered by many to be the most beautiful on the island. Look out over the horse shoe shaped bay and you will see why.
Menorca may not be for everyone as many consider there is not enough entertainment on the island, night clubs and the like, but for many this just adds to its attraction.
If you want this type of holiday we suggest Ibiza.
Should you remortgage?

Should you remortgage? This is often a question I am asked and there is no simple answer.
Most people will opt to remortgage to save money. If you already have a mortgage and on your lenders standard variable rate then you will probably be paying to much for your mortgage. A small change in the rate of interest you are paying can have a massive effect on the amount you are paying. For example if you have a £100,000 mortgage and get a better deal that reduces your interest rate by only 1% you would save approximately £80 per month or over £900 per year.
So it can pay to remortgage. You do however have to check with your current lender to make sure you are not liable to any extended tie-ins or fees. If you do not have any then shop around to find the best remortgage deal available.
The Internet is a great place to start and there are many price comparison sites where you can see a number of mortgage deals. However with a mortgage which is likely to be the biggest financial commitment you make you want to make sure you make the right decision. There are many remortgages sites that will put you in contact with an independent mortgage broker or company who will search the entire market place to find the best deal for you.
Most will not charge you a fee to do the initial search and they may be able to find you a deal that will save you a considerable amount of money.
Once they find several deals that may be of interest to you they will send you a key facts document that should list all the relevant points of each deal they find.
When you remortgage you can not just save money, you can also raise capital. This can be for home improvements or if you are upgrading your home and moving up the housing ladder you may need the extra capital to purchase your new home.
What ever your needs you should tell your mortgage broker so he or she is fully aware of your requirements, this will enable them to find the most suitable deal for you.

What is search engine optimisation (SEO)
Search engine optimisation also known as SEO is the practice of getting your site to rank highly for organic results in the main search engines.
To gain high results you need two things.
Good unique content should be written for web users of website and not written for search engine spiders. Many people often make the mistake of writing to much for search engines and trying to over optimise the text in an effort to increase their rankings. Even if this does work they will get the traffic but users will be put off by the style of the text. You should always write for your target market. Make your web site interesting and informative and you will get a much better response from your visitors.
It is possible to optimise the page without resorting to bad comprehension. The main factors about good on page optimisation are the Title: This should include the keywords you are optimising for, but should read correctly.
The second most important part is called the H1 tag for heading tag: This should also include the keywords you are optimising for.
Many people or so called seo experts will go on about keyword density, but there are no hard and fast figures. You should just write your text in an informative way and include your keywords in the text as and when necessary. Do not try to over optimise the page.
The next part of optimisation is off page also known as link authority. This is the practice of getting links to your website from other related websites. The link text should include the keywords you are trying to optimise for.
You should not submit your website to link farms as this will damage your website, you should seek to get link from well regarded topic related websites.
Many web site owners will hire an seo company to perform this function, which ids fine, but you should ensure they follow ethical practices. Ask them how they will acquire the links and from what websites.
I have been performing seo for many years for websites all around the world, with many first page ranking on all the major search engines. This take hard work as there is no quick fix that will stand the test of time. See Pinnacle Internet Marketing
If it sound to easy to do it probably is and may work for a short time, but is unlikely to stand the test of time.
